After purchasing the two-acre site in 2012, The Spear Group and Braddock Financial are thrilled to see their vision become reality. The 43 four-story waterfront townhome development, aptly named after the national flower of France in recognition of the neighborhood’s French roots, played host to dozens Monday, March 14 for its grand opening and ribbon-cutting ceremony.
The opening of Iris on the Bay auspiciously coincides with the neighborhood’s revival. The City of Miami Beach has hired esteemed urban planners Dover, Kohl & Partners to reimagine NoBe through a new master plan, which can be tracked at PlanNobe.org. Civic, community and business leaders are betting on North Beach as Miami Beach’s next success story. According to the Miami Beach Chamber Chairman of the Board Michael S. Goldberg, “It’s an exciting time for this community, and people want to live here as evidenced by Iris on the Bay’s positive sales numbers.”
Vice President and Broker of Urban Resource Laura Veitia adds:
“The success of Phase I at Iris on the Bay shows that this hybrid model of the townhouse which marries the ease of condo living, with the space and surroundings found in single family homes, works in North Beach. Residents are provided with a product that is ready to move in with fresh modern interiors, in an ideal setting typical of what can be found in North Beach. From this location, residents have instant access to Fairway Park, the waterway, and Normandy Village, making it ideal living for anyone from young professionals to growing families.”
To date, all the waterfront residences in Phase 1 have been closed and buyers are moving in.
“There are new residents coming into Normandy Isle because of this development; entrepreneurs, realtors and other professionals that’ll undoubtedly infuse the area with new energy,” said Harvey Allon, CEO of Braddock Financial.
For developer Jeff Spear, president of The Spear Group, the ceremony also served as a celebration marking the firm’s 40th anniversary. “My father started The Spear Group back in 1976 with the belief that innovation and quality did not have to be sacrificed in the name of value, which remains our motto through today.”
Iris on the Bay is a gated community that features a waterfront promenade with boat slips, a Bayfront pool, lush landscaping, and a clean, modern design by award-winning architects Beilinson & Gomez. The creative teams of Michael Wolk Design Associates and TUI Lifestyle designed the interiors of the 2,150 to over 2,500 square-foot townhomes, which come equipped with summer terraces, private elevators and two-car garages. Expansive windows provide natural light and exterior views of Indian Creek waterway, a green city park and an 18-hole golf course. The surroundings for Iris also command attention — picturesque canals, MiMo architecture, an eclectic restaurant scene, weekly farmers’ market, and upgraded community facilities like the Bandshell and tennis courts.
